TENANT AND BUYER REPRESENTATION

Tenant and Buyer Representation includes but is not limited to surveying potential sites, assisting in the evaluation of those sites, and providing market knowledge and insight to help you make the best decision based on your circumstances.

This service will be initiated by a personal service contract creating a fiduciary obligation.

My clients will receive the following benefits via exclusive representation:

I WILL COORDINATE THE SEARCH AND SITE SELECTION PROCESS.
Benefit – You will not waste time repeatedly fielding telephone calls and attending numerous meetings covering the same subject because you will not be constantly reeducating other agents and landlords about your business plans and real estate needs.

UNBIASED MARKET KNOWLEDGE WILL BE PROVIDED.
Benefit – You will receive objective and unbiased counsel and complete and accurate market information because I will not favor one building over another.

A LOYAL RELATIONSHIP WILL BE CREATED.
Benefit – You will receive the lowest possible rate or price while still meeting your leasing or purchase objectives because I will be representing your needs only.  If you had a tax audit, you would not rely on an IRS accountant.

A FIDUCIARY OBLIGATION WILL BE CREATED.
Benefit – You will receive accurate and up-to-date information because a fiduciary obligation will be created.

YOU WILL BE WORKING WITH A KNOWLEDGEABLE AND PROFESSIONAL BROKER WHO SPECIALIZES IN COMMERCIAL REAL ESTATE.
Benefit – You will be alerted concerning current lease, purchase and relevant issues because I specialize in commercial real estate transactions.

REPRESENTATION SERVICES
My representation services include the following areas: Market Studies, Marketability Studies, Feasibility Studies, Highest and Best Use Studies, Investment Analysis, Lease Analysis, Buy Analysis, Lease vs. Buy Analysis, and Facility Audits.

Market Study – The broadest possible form of analysis that encompasses all other types of demand-oriented real estate studies.  The following is a partial list of applications for which my clients could use market studies.

      • Identify Opportunities – such as measure effective demand in the relevant market area and compare this with supply.
      • Design Marketing Strategies and Plans – such as aid in designing specific marketing plans for an existing or proposed development.
      • Formulate Development Proposals and Plans – such as aid developers or property owners in designing development proposals for new properties, or even improved properties where conversion or rehabilitation is being considered.
      • Establish Rent Levels – such as aid in setting rents that are competitive in the marketplace.
    • Market “Problem” Properties – such as provide valuable insight in the marketing of “problem” properties by identifying a broader range of uses than might otherwise be considered by a casual analysis of the market.
Marketability Study – Provide information that will determine the conditions under which a specific property can be sold, leased, or acquired. The key conclusions relate to both price and time required to sell, lease, or acquire.

Feasibility Study – Provide studies to determine the probability that a specific real estate proposal will meet our clients’ objectives – to answer the question, “Will it work?”

Highest and Best Use Study – will enable my clients to determine what use, among other possible alternatives, will result in the most logical selection.

Investment and Lease Analysis – may be part of one or more of the above more comprehensive studies, or as an example, a lease analysis may simply entail looking at a client’s existing lease rate and comparing it to current market lease rates.

Facility Audits – Maximize the value of real estate by performing an audit for locations on a district, regional, or national basis.  This involves cataloging existing leases and company-owned property.  The questions concerning what facilities can be consolidated, relocated, subleased, sold; or what additional space needs should be acquired, leased or subleased can be answered.
